All rented properties have legally required an Energy Performance Certificate (EPC) since 2009. An EPC is a document which shows the energy efficiency and carbon emissions of a property. The property is given a rating of between A to G and this is displayed on a chart which looks very similar to the energy rating given to domestic appliances such as washing machines and fridge freezers. The EPC is provided as part of an energy report which highlights recommendations for increasing the energy efficiency of the property and reducing the carbon emissions and it includes an estimate of how much these changes may cost.

It is now a legal requirement to include the energy rating of a property in any advert for the property, and a copy of the EPC must be displayed in the property.
